Elaine grew up in Southern California, where she found her appreciation for Spanish rooftops and palm tree-lined landscapes. Before joining the Blake Law Firm, she earned her Bachelor of Arts in Political Science from the University of California, Los Angeles. During her time there, she externed at an eviction clinic at the Superior Court of the District of Columbia. Elaine then attended the University of California, San Francisco, where she earned her Juris Doctorate.

As a real estate attorney, Elaine has experience with litigation involving trustees and fiduciary duties in real estate, partitions, and civil disputes. Elaine understands that being a real estate attorney requires more than just legal expertise—it demands a commitment to guiding clients through the uncertainties of their cases, patiently breaking down legal complexities, and collaborating with a team dedicated to serving clients effectively.

Elaine is fluent in Cantonese and Mandarin. In her free time, she enjoys taking her two cats for strolls, savoring a warm donut from Sidecar Donuts, and playing pickleball in the sun.

Representative Experience:

  • Trust and Estate Real Property Litigation. Represented beneficiaries and Trustees as property owners in disputes involving inherited and trust-held real estate, including complex ownership issues, title disputes, and property management conflicts.

  • HOA and Multi-Family Property Litigation. Successfully defended apartment complexes and property owners in disputes with homeowners’ associations, including contract enforcement, delayed sales, and governance issues impacting real estate transactions.

  • Commercial Leasing and Landlord Representation. Advised commercial property owners on lease negotiations with a focus on maximizing client protections and minimizing risk. Experience includes drafting and negotiating leases with tenants in the entertainment, food service, and education industries.

  • Partition Offsets in Real Property Accounting. Executed legal accounting and resolved partition dispute involving over $13 million in real estate, addressing commingled accountings amongst co-owners and determining partition offsets from mixed-use property portfolios.
